What is District Cooling? (Explains the system work clearly and is easy to understand)

District Cooling System (DCS) is a centralized cooling system (Centralized Cooling Plant).

That produces chilled water from a central production plant and sends cold water pipes to multiple buildings to use together.

Instead, each building must have its own chiller.

Suitable for:
 • Large projects
 • Mixed use (mall + hotel + office)
 • University
 • Airport
 • New city Smart City
 • Large hospitals

✅ Brief working principles
 1. District Cooling Plant
 • Includes a large chiller (usually a Water Cooled Chiller).
 • Huge Cooling Tower
 • Primary Pump / Secondary Pump
 • CPMS control system
 2. Produces cold water at standard temperatures such as
 • Supply 6–7 °C
 • Return 12–14 °C
 3. Sends cold water through underground pipes. Entering various buildings
The building will have its own AHU/FCU but does not need a chiller because it receives cold water from the central area.
 4. There is a Cooling Energy Meter to measure the cold water usage of each building in order to calculate the actual service charge.

🌟 Advantages of District Cooling

1) Reduce total costs (CAPEX & OPEX) for buildings.
 • The building does not need to purchase a chiller, cooling tower, or pump.
 • No need for a Chiller technician team.
 • No need to set aside space for Chiller Room.
 • Noise and heat from the Cooling Tower do not disturb the building.

2) city-level energy saving
 • Large Chiller works with higher efficiency. (0.48–0.60 kW/ton)
 • Diversity load system makes using less chiller than if installed together in each building.
 • Control temperature and flow precisely with CPMS Optimization.

3) Easier maintenance.
 • Centralize repairs. Makes the quality of repair work better
 • Reduce the risk of Chiller damaging the entire building system.

4) increases the value of the building's usable space
 • No need for upstairs or BASEMENT space for Plant.
 • Suitable for Premium Grade A buildings.

⚠️ Disadvantages of District Cooling
 • Requires very high investment in the beginning.
 • Must plan from the Master Plan of the city or major project.
 • Long-distance pipe work requires high pressure control (requires PRV, Booster Pump, Pressure Zone).
 • If a plant fails and affects many buildings (but normal redundancy is very good)

💡 District Cooling is suitable for what kind of project?

Is the project type suitable or not?
Department store + Office + Hotel (Mixed-use) ✔ Very suitable
University/major hospital ✔ suitable
General condo ✖ not worth it
Industrial plants ✔/✖ depending on load
New City / Smart City ✔ Most suitable

🔥 Engineer summary

District Cooling = Chiller Plant system, city size
Produces cold water with high efficiency Delivered to multiple buildings through network pipes
More energy efficient, easier to maintain and suitable for large projects.
